As
defined in the Estate Agent’s Act 1980 as a person,
whether he carries on any other business, who is willing
to undertake the business of buying, negotiating for the
purchase or preparing reports on the purchase of real estate
on behalf of any other person and in accordance with Architect’s
Regulations 2004 my service defined.
to understand and establish our client’s brief, style, lives, budget and desired location. Then to short list properties that meet with those objectives and criteria whilst identifying, where possible, or commenting on the following:
defects and potential and the true costs of remedial and new works.
existing design related issues that may have created dysfunctional and the impact of such on extra costs incurred in creating functionality.
planning, heritage, streetscape issues, council overlays and policies and how these may affect potential and value.
art, furniture, soft furnishings and landscape requirements.
comparable sales, markets, trends and movements, location and infrastructure and how these may affect value.
and make these readily available for consideration.
Further to recommend (opinion) with disclosure where we would be expected to know or alternative direction where not, why a particular property may be better than the other.
Then to negotiate on behalf of the purchaser and prepare for action leading to contract signing in the case of a private sale or attendance at auction all for one fee.
Provide secondary services completing your housing needs if required.
